Sealcoating Services in Virginia
What Is Sealcoating?
Sealcoating creates a waterproof seal over asphalt, protecting it from damage caused by water, climate conditions, oxidation, and more. Sealcoating is a valuable tool that helps property owners in Sterling, Virginia, and other nearby areas in Loudoun County achieve optimal pavement longevity and aesthetics. If you want your paved surfaces to look better and last longer, don’t hesitate to reach out.
How Frequently Is Sealcoating Required?
The recommended frequency of sealcoating services depends on three factors:
How often the pavement is used
Reactive vs. Proactive Maintenance
Reactive Maintenance
While still effective, reactive maintenance is inferior to preventative maintenance. Here’s why:
- It’s a crisis-based approach
- It reflects a neglect of work responsibilities
- It causes unexpected downtime
- It produces delays in service
- It costs more long-term
Preventative Maintenance
Rather than responding to a problem once it has already occurred, preventative maintenance keeps problems from occurring at all. In addition to saving time and money, here’s why property owners prefer preventative maintenance over reactive maintenance:
- It’s a preparation-based approach
- It reflects an organized execution of work responsibilities
- It maximizes the pavement’s lifespan
- It helps you provide a detailed report of facility management metrics
The Process
Sealcoating is a type of preventative maintenance that reduces repairs and replacement costs and maximizes your pavement’s lifespan. These are the steps we follow for every sealcoating service.
Prepare
We remove any debris or other obstructions from the surface and clean it to make sure the sealcoat material applies correctly. We also repair any damaged areas, such as cracks and potholes.
Edge and Tape
We seal off any areas that don’t need sealcoat treatment using tape or other materials.
Apply the Sealcoat
We apply the sealcoat material, which is often coal-tar-based or asphalt-based. Depending on the type and size of your pavement, we’ll either apply the sealcoat using a spray or squeegee system.
Coat Application
We apply a sealant layer on top of the sealcoat material to ensure proper adhesion and create a smooth surface. Depending on the manufacturer’s recommendation, we’ll apply a layer that’s anywhere between 1/16 and 1/8 of an inch thick.
Dry and Cure
We let the sealcoat dry and cure for 12 to 36 hours.
Striping and Markings
We apply new lane markings, parking lines, and more once the curing period is over.
