When is the Best Time to Sealcoat?

We are in the throes of winter in the Mid-Atlantic, which means more ice, snow and rain affecting our asphalt surfaces. Sealcoating will help prevent damage to your asphalt surfaces, especially ice and snow that can melt and can cause water damage. So is now the right time to sealcoat your parking lot or paved surface? Pro Pave Inc. recommends that you do not sealcoat in the winter months. Instead, plan ahead to sealcoat your asphalt pavement surfaces for the spring or summer months. We recommend that you avoid sealcoating in the winter months because the process requires a very temperate climate to be done effectively. Asphalt is best sealcoated when the temperature is between 55 and 90 degrees Fahrenheit. So you don’t want your surfaces sealcoated during the super hot days of summer, but also not the extremely cold days of winter. Spring and early summer provide the best window for sealcoating asphalt surfaces. The weather also needs to be completely dry, so absolutely no chance of rain hitting your asphalt surfaces. A surface that has sealcoating and is then exposed to rain within 24 hours will not allow for proper drying time.
